The SECOVI (union housing) informed that the number of properties sold in São Paulo in May 2013, was lower by 6% compared to April, but 20% higher compared to the same period of a year before, which shows a significant increase from one year to another and it is an important data to follow the market evolution. If we consider the first 5 months of this year compared to the same period of the last year, the increase was awesome 34% .
These numbers are impressive, considering that employment and income has decreased in the country. What explains the phenomenon, according to experts, is the fact that the program access to proper housing, that the government has implemented, has made it easier for young people, who marry, acquire their own home, especially for most popular properties.
If we look at the profile of properties sold in São Paulo in May, are those of 2 bedrooms that participate most in total sales, with 47%, while the 1 bedroom represent 27% with a 41% increase in relation to the previous month’s sales. This shows that the trend of growth in demand is mainly performed in small units, which are a typical trend of large cities.
Another interesting indicator is the VSO (initial in portuguese for Sales Over Supply), which increased from 61% in May 2012 to 62% in May 2013, which is the best performance since September 2011.
These results are very positives, but only will continue if there is a resumption of GDP, because it depends on resources to finance the mortgage.
