Analysis on the price of Sao Paulo districts

During the 11 months of 2013, the average price per m2 of apartments in the city of Sao Paulo has increased more than inflation. Throughout the year, inflation rose 4.95%, while on 112 districts of the city , the price of m2 rose above it , and only in 7 districts there has been a decrease or an increase of less . This shows that the real estate market in Sao Paulo continues to rise in recent years, despite rumors of a property bubble.
On all areas of the city , the average price per m2 was R $ 7,730 . Of all the districts, almost 60 % had a price increasing above 10 % for the year 2013 and the largest increases were in popular neighborhoods such Jaragua, Sapopemba, Grajau and Brasilandia, where increases were more than 20% from January to November . This demonstrates the government’s commitment to ease the credit for the purchase of low-cost housing. Neighborhoods that had prices decreasing or smaller increases than inflation were those in the middle or upper class, such Cidade Jardim, Pari, Ibirapuera, Agua Fria and Agua Branca.
