Paraty: The city of Brasil, whose real estate market has more increased

Bercast decided to develop a study on the most promising real estate markets of Brazil, and found that now the city of Paraty, and more particularly its historic center which is unique, has values ​​of square meter equivalent to those of the most expensive neighborhoods of large cities, like São Paulo and Rio de Janeiro, with levels of up to R$ 20,000 per square meter.
If we go back in time, we will see that evolution, on this beautiful tourist inclave in the southern of the state of Rio de Janeiro, of the property prices have skyrocketed, with valuations of approximately 2,400% over the past 20 years.
The three major reasons for this factor, are first the fact that Brazilians and the rest of the world have discovered the natural and historical beauty of Paraty, which helped increase the flow of tourists to the city.
Then, because of its beauty had attracted the rich and famous to chose the historic center to buy their summer homes.
And finally the fact of the historic center is a UNESCO monument, which makes its approximately 300 homes have to keep the original architecture of the colonial times and that it space is restricted and closed, making it impossible to be expanded.
In our study, the mean value in the trades practiced today in the city is R$ 8,900 per m2, and the houses more sophisticated, easily spend to 12,000 per m2, reaching up to R$ 20,000 per m2 if a townhouse in busy street for trade.
The trend is that these values ​​still grow, mainly due to the attraction that the city exerge on the rich Brazilian and European tourists, mainly Italians and Frenches.
Our estimate is that the average value of R$ 8,900 per m2, still climb to R$ 12,000 and then stabilize at this level over the next three years.
